From idea to completion

Realizing suitable housing for migrant workers requires a clear approach and close cooperation with municipalities, investors and tenants. IDHS takes the lead in this. We bring supply and demand together, know the policy frameworks and ensure a successful development - from idea to completion.
Our process consists of six phases. Here we explain how we develop each project efficiently and effectively.
1. Initiative

Every project starts with a clear question. These stem from:

  • Municipal issues: when municipalities seek solutions to housing migrant workers.
  • Employers and employment agencies: companies that need housing for migrant workers in specific regions.
  • New settlements: when businesses, such as distribution centers or manufacturing companies, locate somewhere and need suitable housing for employees.
  • Offer: sites that are potentially suitable, with IDHS identifying opportunities and seeking appropriate infill.

Depending on the origin of the question, we determine the appropriate strategy and next steps.

2. Market Research

Before proceeding with development, we conduct a thorough analysis:

  • Supply and demand: what is the need in the region?
  • Policy frameworks: what are the municipal rules around immigrant housing?
  • Legal feasibility: does the project fit within the zoning plan or is an amendment needed?

Together with experts, we explore the possibilities and build a plan that fits within all frameworks.

3. Plan of action and design phase

We then begin plan development. This includes:

  • Concept development: what type of housing solution best suits the location and target audience?
  • Architectural design: we work with architects to create a functional and attractive design.
  • Spatial substantiation: we ensure that the plan fits municipal requirements and societal needs.
4. Permit and contract phase

Once the plan is in place, we provide:

  • Permit applications: IDHS accompanies the entire process - from environmental permit to administrative approval.
  • Financing: we provide financial coverage, for example through an investor or by acting as a tenant ourselves.
  • Contracts: we establish leases to ensure operation.
5. Realization and key transfer

Once all permits are obtained and contracts are finalized, the actual realization of the project begins. This means construction is carried out according to the agreed schedule and quality standards. During this phase, we ensure tight coordination between contractors, investors and other parties involved, so that the process proceeds efficiently and without delay.

We ensure that projects are completely ready for occupancy, including furnishings and facilities. We then transfer the key to the operator or tenant. This completes the process and residents can move into a high-quality, comfortable living environment.
